Schedules of Condition

Schedules of condition can be undertaken to provide a record of the condition of a property at a particular date. These normally take the form of an elemental list indicating disrepair with a number of supporting photographs. Schedules of Condition are generally prepared prior to adjacent construction work, before neighbouring land remediation, in connection with Party Wall matters and also for attachment to a lease in order to limit future dilapidations liabilities for prospective tenants.

Dilapidations

Dilapidations are breaches in respect of repairing covenants contained in a lease. These can take many forms from modest  redecoration  to complete reroofing for example. Schedules of Dilapidations served on a tenant by a landlord can often be significant if maintenance of the property has been neglected and or a Schedule of Condition was not  initially attached to the lease.
